How it works

Two ways to view, one simple process.

Assisted viewing

I attend the viewing with you. We walk around the property together and talk through what I can see, the work it may need and any questions worth raising.

Remote viewing

I attend on your behalf, record photos and videos and measure the rooms. I send the footage via WhatsApp and talk you through the findings in a debrief—not a live viewing call.

About Ryan

Practical property advice from someone who’s been on the tools.

I’m Ryan Pickles, a builder, property investor and the person behind PropertyPickles. I have 17 years in the construction industry, including the last 10 renovating houses and the last 5 working in the property sector. I’m based in Manchester and work nationwide.

I’ve worked on extensions, dormers, HMOs and commercial projects, as well as house renovations. I’ve built over 100 new homes, worked on heritage buildings, and fixed just about every problem you can find in one.

That experience makes me not just a good builder, but a good problem solver — which is what a viewing actually needs.

I know how easy it is to look at a property and underestimate the work, costs or questions that need answering. My aim is to give you a clearer picture before you make your decision.

Why I started PropertyPickles

This is personal for me.

My partner has been unable to work because of endometriosis and adenomyosis. I’m building my life and business around being there for her and creating a more secure future for us.

I’ve spent years grafting in construction and building my knowledge of property. PropertyPickles lets me use that experience to help other people make more informed decisions, while working towards the life I want for my family.

Booking, timing and travel

Clear pricing, agreed before you commit.

Timing

Standard appointments are normally available within 2–5 working days, subject to my diary and the agent or vendor confirming access.
Next-day appointments cost an additional £100, subject to availability and confirmed access.

Travel

Charged at £0.65 per mile for the full return driving journey from Mossley.

Who arranges access?

You arrange access with the estate agent or vendor for our agreed appointment. Please make sure they know I’ll be attending, either with you or on your behalf.

How do I receive the photos and videos?

I send your photos and recorded videos via WhatsApp, then talk you through the findings in a debrief. A remote viewing is recorded footage and a debrief, not a live viewing call. Packages 2 and 3 also include a written pack within 48 hours of the viewing.

When do I pay?

Payment is due on booking, after we’ve agreed the scope, appointment and full price including travel. Sending an enquiry does not confirm a booking or take payment.

What if I need to cancel or rebook?

Cancel more than 24 hours before the viewing for a full refund. Cancellations within 24 hours of the viewing carry a £50 charge. Rebooking is fine—contact me to agree another appointment.

Where do you cover?

I’m based in Manchester and offer assisted and remote viewings nationwide. Travel is calculated from Mossley, and the full cost is agreed before you book.

Renovation figures are estimates based on visible condition and the agreed scope, not fixed contractor quotations. Hidden defects, access, specification and specialist findings can affect costs. Deal analysis uses stated assumptions; resale values, rental income and returns are not guaranteed. Seek appropriate independent valuation and specialist advice where needed.

Package prices cover the agreed scope for a standard residential property.
Larger homes, HMOs, commercial buildings and complex projects are quoted separately before booking.
Additional visits, time or specialist work are agreed and priced before being carried out.
Tier 3 includes assistance through to completion with two follow-up calls to help guide your decisions. Ongoing project management, contractor coordination, additional site visits and works monitoring are separately scoped and quoted.
Significant visible concerns are raised in every tier.
